What Is The Best Process After Reviewing A Skip-Trace Report?

I am newer to using skip-trace reports, and have  purchased a couple from Findthesellernow.com. I have read many posts on which companies to use, but not on how to use the underlying reports. FTS.com reports provide much info, from possible phone numbers, addresses, former neighbors and their phone numbers, family members contact info, vehicle VIN numbers and where vehicles are registered.

There is likely a general hierarchy of how to approach contacting the property owner, with some of it driven by the number of addresses vs. phone numbers, etc. My experience is with pull marketing -direct mail- and so essentially cold calling the phone numbers is new to me. If just a couple of addresses are listed, I have no problem with sending a couple of letters, then followed by phone calls. I do wonder what those phone messages/conversations should sound like?.

I seek to learn what method of contact experienced skip tracers use first, and what the general process is? Maybe I would do better to start with cold calling instead of letters? I do like the eventuality of following a letter with a call, and saying that I had mailed to them first, and so am trying to reach by phone directly. What approach do  experienced skip-tracers find most successful?
