SoCal Wholesaling Process

I'm new to the wholesaling business, and am curious if SoCal has specific requirements or restrictions on wholesale deals. I was talking with a realtor (she admitted no experience with any wholesale deals), who thought that title companies might not be happy with adding "and/or assigns" to the title. Can anyone advise on the process for wholesaling and any difficulties to be aware of? Thanks.
