Assignment Contract, etc.

Hi Everyone -

Just a few questions:

1. I will be using the Calif. Assoc. of Realtors Purchase Agreement form with an An Assignment Addendum for my Wholesale Contracts. They don't have one for the Assignment to the end buyer ... so I found some samples on the internet and created my own. Question: Should I pay the costs and have a lawyer rewrite it for me?

2. Who normally pays the closing costs ?

3. Do you ever have the end buyer ( Investor ) pay the earnest Money deposit?

4. Even though I plan on telling the seller I will assign the contract for a fee; I don't necessarily want him/her to know what that amount is. question: How do you keep your Assignment Fee private? Will the title co. help accomplish that?

5. Who normally opens escrow and when?
