Attempting to start my first move in Real Estate in WA

Okaaaay. So i've attended my local REIA (Met great people there), read everything I have been advised to read here on BP and else where (although, I know there is more than likely more things to read), and had lunch with a real estate broker who wants me to get started looking for homes to potentially get under contract.

I want to start finding deals. He informed me to stay away from Owner Occupied homes. Is going out, driving around looking for properties, networking with people to find out who's interested in selling their home, cold calling people, etc. a good way to find a deal? I want potential sellers to be comfortable and trust my work although I am new.

I'd also like to know what type of rapport I should have with people. I want to be able to answer questions thoroughly. I have many, many questions that come along with all of this. But everyone on BP has been great help so far. Thanks!!

hm.. there shouldn't be anything illegal about mailing people, as long as there isn't anything threatening/dangerous in the content of the letters, and as long as the mail isn't sent out in a perpetual and harrassing manner. I do have to warn you though, some people REALLY don't like direct mailers because they think you're an advertisement company or etc, even though you're just innocuously asking for property sales, so be prepared for some nasty/rude responses to be sent back to you.
