Wholesale advice in suburbs of NYC Bergen County

I am new to BP and am taking some time to read all the information that is available here. I had a question for investors in the NYC area. I live in Teaneck NJ and in my particular area many of the homes purchased are torn down and rebuilt. I would say within the last 15 years this has been the trend, on a block there are typically 2 or 3 homes being rebuilt. My question is does it make sense to target this area for Wholesaling? I don't think investors are interested in flipping homes that most likely people want to tear down and rebuild anyway.
Also I was looking for advice on how to approach Real Estate Agents or other investors for help in learning the business. I have replied to a few CL ads but my instincts tell me they are probably scams. Thanks in advance for any advice offered!
