My first wholesale deal also....

I'm a newbie here too...but I wanted to 1st wish the best of luck to the newbie MrSeth with the 30 unit apartment complex under contract...Way ta go!!

Now, about my wholesale situation: Yesterday I put my very 1st deal under contract (a 3 bdrm/2 bath single fam. house).

I was so nervous as I sat and worked things thru with the owner--a widow with a teenage son. My nervousness and haste made me forget to get ask for a copy of the key to the home (I'm told that having access to the property aids in allowing potential wholesale buyers to view the property if need-be).

My 2nd mistake is that I realized that I (along with the seller) signed my contract in absence of a public notary. I know of a few "traveling" notaries that I have never used before--but my question is: will a notary "notarize" my contract without the presence of the owner/seller??--Or will I have to bring the notary person in front of the owner/seller? It was very hard to coordinate the seller's schedule with a free day where she could show the property and sit down with me--and now to have to get her to come up with another meeting time may be pretty hard to do.

My 3rd problem will be with the fact that the owner/seller's husband is deceased. She mentioned that she was able to refinance once even after her husband had passed away (so, without his presence), but will it be another problem for me/potential buyers to obtain the title?

And finally, once I get the contract notarized--I should go and file it at the courthouse--correct??
