What happens when my buyer/seller falls through????

I have been having a bit of a hard time finding an answer to a couple of questions ...

1: What happens if my end buyer falls through near the end of my transaction? Am I out any more money than just the Earnest Deposit? I read somewhere I may have to pay titling fees of some sort.

2: The same question as above but only if my seller falls through. What money am I out?
