I cannot send you a blank realtors contract. If you are not licensed you can't write a contract. And you shouldn't be presenting offers to sellers for someone else. You have to be careful that you are not practicing real estate without a license! It is a 3rd degree felony! If you are finding property for investors as a "bird dog" you need an agent to make the offer. Even if it's a private sale you can't put the deal together for a seller and buyer without a license. You can't write contracts or present offers for someone else's property. It is considered practicing real estate without a license. Just be careful!

You really should get your license! You would have a much easier time of everything!

How do I in the nicest words tell her she is wrong. I am doing direct mail, and hopefully will get some deals. I need an as-is contract to assign to my buyers list investors who will close on the property. Help me out guys!!!

the realor's statement "If you are not licensed you can't write a contract," is wrong, wrong, wrong.  some of the other statements are correct but that one is flat out incorrect.  

see about getting some genuine relationships with more knowledgeable realtors and i'm certain they'll be able to assist.
