Out of Towners - Free and Clear - But Motivated? I'm not so sure

I'm new to wholesaling and haven't made my first deal yet, but I'm starting to receive calls from out of town owners.   The house or houses they own are free and clear, they now live out of town and are either tired of managing or just want to get rid of properties.  The some of the properties need little maintenance or already have tenants.   How would you structure a deal in these types of situations?
