Contract Option for Motivated Sellers

I will be bringing 3 different contract options for my motivates seller. Purchase Agreement, Option Agreement, Rental Agreement. 

How should I structure the option and rental agreements so that it's beneficial for all parties; seller, wholesaler, and end buyer?
