wholesaling to housing authority or other non-profit

Anyone have any experience with or thoughts on assigning a contract to a local Housing Authority or nonprofit organization?  

These places typically own multifamily or apartment buildings, townhouses and other complexes and provide subsidized rent to low to moderate income earners.  Thus, these organizations are not greatly concerned with charging as high a rent as the market will bare....Which means they're not to be as picky as a regular investor would be, or am I totally off base here?

Anyone with experience in this sort of deal is welcome to reply :-)
