Need Help regarding Comps and Cash Buyers before making OFFER. Please!

Hi, 

Is there a way to see "cash purchases" in a certain area if you don't have MLS access? If its no way around that are there any local agents who would be willing to help me out?

I just need comps and an idea of what cash buyers are paying in that area before I make an offer.  I'm only doing this because I'm having a difficult time pulling renovations cost together due to unforeseen circumstances but I'm trying to give the seller an offer today because she's highly motivated. 

my back up plan is to really get to the expected bottom line price the seller wants.
