When letters and phone calls don't work? How do you reach sellers?

Hi BP,

I really want this vacant property and so far I've sent 3 letters to the owner's PO box.  I found his number online on Zabasearch but its disconnected.

What do you guys try after those methods don't lead anywhere?  I really want this property or at least give the owner an offer...its really a hidden Gem...literally.  Shrubs and bushes cover up the house so much I had to go to the county to get map printed because I couldn't find the house number and it was no mailbox.

I appreciate any help.  Thanks
