Residential Wholesaling.....Newbie needs advice!

Hi,

My husband and I are just starting out and want to wholesale properties. We have sent out numerous mailings and will continue to do so until we get a bite, however, can anyone offer any advice as to what type of contract or wording is necessary so when we find a property to re-sell quickly to an investor, how can we be assured we will get our portion of the proceeds? Would that be in an assignment contract? We're just talking paper, but legally, we need to make sure we get compensated! Look forward to your advice...thanks much!
