Need feedback on how to contact absentee seller and work a deal

Hey Whole-sellers,

I could use some help trying to put together this potential deal. This would be my second purchase if I can make is work. Here's the details:

  • 2500 sf single family home with multifamily zoning. I would convert it to a duplex.
  • pre-listed on zillow "make me move" for $419,000 back in August 2013. 
  • tax records show owner has not changed but the title was last updated Feb. 2013
  • The mailing address on record is in florida so I'm thinking this person refinanced, then went to retire and is inactively trying to sell.

I found this property when I was out walking around so I'm familiar with the area and the price seems fair based on my recent purchase nearby. I would like to work a deal without getting an agent involved if the owner is interested in it (save 6%). So my next steps are to:

  • contact the seller (how should I do this? -mail -email -phone -all?)
  • pay a realtor to pull comps
  • get pre-qualified for financing since I'm definitely not a cash buyer.
  • get it under contract

How would you all go about this deal?
