7 SFR in KC Mo. ARV is 65% Wholesale Deal should I contract it?

Hi I have a guy who wants to sell 7 SFR in KC MO. for 127500.00 which works out to 18214.00 each 4 vacant 3 rented Rents are 550, 485 and 600 per mo. It looks like 65% ARV Im using Lawyers title Comps I live in LA. Ca and Im not familiar with the market in KC Any Advice???
