Beginning in Wholesale list of questions:
Located in Tucson, AZ.
~Do you mostly use MLS or classifieds/FSO to find properties?
~Do you use the same agent or just go with whatever agent has the listing? (have a friend who's a realtor and honest/good who's helping buy our first home and would love to just stick with her but not sure if its ok or if i would be a PITA)
~If you don't suggest keeping an agent how do you get your CMA's initially to see if its a good investment..since i'm new i don't know much about the real sales price vs. asking price...
~Do you mostly work online or is it better to just drive around to different properties? Tucson assessors info is online and i can publicly search mls and newspaper at home.
~How much in liquid money should a wholesaler have on hand for earnest money, legal fees,...what else?
~As a beginner do I NEED to have an attorney draw up special papers or can i use general (found online free) contracts with one or 2 addendums written in?
~Law of averages: how many offers do you submit before you get bites? 1 in 10..30..50?
~How much savings do you have on hand to really invest in a home? Since we don't have a lot of extra cash i know that a conventional mortgage lender would not fully mortgage a home but if i buy a home at 75% ltv (current condition) do most lenders see that as a "safe" investment? If a typical flip needs $15k in repairs do you keep $30k in the bank or do you calculate it as 6 months worth of holding costs PLUS repair costs?
~Whens a good time to start an LLC: after 2 deals, 7, 30, 50?
I know SFR are the most commenly talked about investment properties: are townhomes, condos' and duplexes in this area also?
~What about the neighborhoods: do you investors commenly buy properties in a tougher or demographically poorer neighborhood?
