Wholesale List Specifics Help, please

I am trying to wholesale in Los Angeles, CA and I need help to create specific lists search so I can market to the most distressed sellers.

I.e - instead of broad based search categories such as probate, back taxes, pre-forclosure, etc. I would need help to refine this search to something like broad category (probate, back taxes, etc) + mortgage type, +current equity, + time in residence, + any other recommended category.

I am currently using listsource to generate the list and have 2000 contacts i am sending out to now (high equity people).
