purchase and sale contract

I've been reading the wholesaling forms on contracts. Some of them say it is better to use your own state's purchase and sale contract. I called my local Reno, Nevada association of realtors and they don't sell them to the public just their members. They told me that I can get one similar to it at office depot, office max or staples. I'm not sure if the "Offer to purchase real estate" is the right one to use? If someone would point me in the right direction on the right contract to use in my state of Nevada that would be great.
