Private Seller Wholesale Process

When doing a wholesale deal with a private seller the process is a little different then doing a REO. After you make an offer to a private seller agrees to the offer you put the house under contract using a purchase and sell agreement. After this step is completed you then take the contract to a title company or in my case an attorney because I'm in SC. Next, assign the contract to an end buyer using an assignment contract and again that goes to the attorney or title company until closing. Is this correct or is there anything that needs to be added. I would greatly appreciate any advice or feedback from anyone but if you have experience in SC that would be extra awesome! Thx guys!
