Probate lead Baltimore

I have my first probate lead, seller is very much motivated but do to health issues really can't get around we have built a solid relationship and he wants me to sell his property. The next step is where I'm having problems the mother passed away an two sons are still alive both up in age one is in nursing home the other is lead source but also elderly the property is still in mothers name how can I wholesale the property. Any information would be greatly appreciated thanks
