WHAT IS THE MOST DIFFICULT PROCESS TO PUT IN PLACE TO BEGIN WHOLESALING?

I have recently been trying to get a feel both for what wholesaling is as well as what it takes to begin actually participating in it. I understand you buy basically what amounts to a pre- sold property, but is it in your name, a business entity, or are you simply a representative of the buyer? Who comes out of pocket for any earnest money that may be involved and so on. Does this amount to anything more then a lot of leg work only to end up being screwed out of a piece of the deals you find or is there a way to protect your part in the investment? Any and all insight and opinions are appreciaated
