Wholesaling question about Clay County

Hi there! 

I've periodically poked my head within these forums a few times ... in the past? 

I have a quick question about wholesaling and population densities. 

Typically, are there certain population sizes that you best want to avoid while purchasing properties? 

I'm in contact with a potential homeowner within Clay County, about potentially purchasing their property. But I hear that their population size within this particular area is less than 3,200 and their unemployment is a bit on the high side .... 

(I'm not from the area, btw ... I'm located more to the West ... :))

Any clarity or insights would be best appreciated.
