1st time wholesaling, need help with Contracts

Hi BP-

I have 2 quick questions, this is my first time wholesaling and I think I found a good property. I looked at the comps and used BP for which questions to ask the seller. The problem I am facing now is how can I ensure I have a safe legal exit strategy in the contract? I'm worried that if my potential buyers are not interested in the house, that I will be stuck with it. If anyone has a sample contract that is legal in Virgina, PLEASE send it to me. I found a sample contract online, but I don't trust it.

Question 2: Does anyone have any type of wholesaler calculator? Something that will determine the right price to offer a seller? I want to be able to

  • Determine your maximum offer price
  • Quickly analyze repair costs and other fees
