Starting out, couple of questions :)
Hey first of all thank you to all the contributors of this site. I've read much of the content and I've learned a lot in the last couple of days about REI in general.
I'm new to this site and also to REI. I just started planning out my first steps in getting that first deal. I finally switched to part time so I can make all the necessary moves in starting up my new REI career! Here are some questions that came to mind while reading the answers to other questions I had lol...
1. As a first step, on Monday, in addition to calling any "I buy" ppl i see on the paper or on the road, I'll get in touch with a title company to get familiar with the contracts I'll use here in AZ and the closing procedures. Would that be the best way to do that?? will a title company also have access to MLB??? ...im really new to this lol but i aint new to success :groovy:
2. When i find a possible deal, would i get a contractor to estimate repairs before i make the initial offer?? or would i be able to make the offer and then after my or the buyer's contractor gets a quote amend the offer in the contract?? ...knowing the cost of repairs would be an obvious advantage when offering and since im new to this i wouldnt be able to tell by just looking at the possible deal myself the first time.
3. Is is advantageous for a wholesaler to get a licensed business name? Like registering it with the county's clerk office...
4. finally lol as a good wholeseller (in the near future :wink:) is it really necessary to have financing ready for myself?? shouldnt i have a buyer ready when i tie up any property to not worry about using my own assets to buy it?
I cant wait to get started.... im already doing my biz cards :mrgreen:
