Contracts and disclosures

I am new to the wholesaling scene. When I had an attorney look over my assignment, sale, and purchase contracts he asked how I would be handeling the disclosures and I did not know the answer. My questions to the group are:

1. Are disclosures needed when assigning a contract?
2. I live in CA so what disclosures are needed when "selling" a property during a double close?
