Is anyone wholesaling in LA?

Hi, is anyone wholesaling in LA or the surrounding areas? I want to get my start in real estate and thought wholesaling would be a great way to do so.

I’m wondering if anyone has a title company recommendations they all seem so reticent to work with wholesalers.

Any help you give would be appreciated

hows it going Nate. To answer your question, i am not wholesaling yet but i am in the same boat as you and i've been looking into wholesaling for a few years now and since i moved to LA i've been trying to connect with like minded individuals. If you're up for it i'd love to connect and see where we can get.

There are wholesalers in Los Angeles. I've heard of some investors buying from them, but it is far and few between. Mainly because the numbers (at least for the ones that come across my desk) almost never work. Priced too high, rehab estimates too low, and they don't factor in the cost of selling (commissions and closing costs).

If you want to get into real estate investing, I would recommend becoming a project manager for a developer. Not only will you learn different neighborhoods, how to manage people, and costs of construction, but they can get paid extremely well if you get good and know how to work with the City. Developers pay big money for great project managers.

Good luck!

Wholesaling is a very difficult business.  I know, that's opposite of what people say...

@Rick Albert is right on and gives good advice.

I'm actually wholesaling a property this week, but this just happens because I am in the game doing flips, developments, and rentals. i would never try to make a business out of it.

So, to counter a lot of advice I hear to beginners: do wholesaling last, not first ;)
