1. I have a purchase and sale agreement from TREC, but where can I get a solid assignment contract?

2. I've found a property and I found cash buyers, but what next?

@Madison Roberson you would get the Assignment contract through your network, but I can help, feel free to reach out. I've wholesaled a lot in Texas.  Make sure on the TREC that you have "and/or assignee" after your buyer name. Make sure you are working with an escrow/title company what is used to working on assignment scenarios. There is a lot more to it than all that, but happy to talk.
