Uncovering Exclusive Wholesaling & Creative Finance Deals

Hey BiggerPockets community, I've had some experience in land wholesaling through a partnership, where we successfully closed a good number of deals. However, since parting ways with my partner, I'm striking out on my own and facing some challenges. 

Specifically, I'm exploring wholesaling and creative financing deals for SFH, but finding those exclusive, hidden-gem deals is tough, especially on a tighter budget.

In your experience, is wholesaling mainly a 'pay to win' game, or are there smart strategies for solo newcomers to find success? Any insight or advice on navigating this solo, particularly effective tactics for uncovering unique opportunities without a huge marketing spend, would be really appreciated.
