ARV sources used? Personal comps vs RE agent

Hey local wholesalers,

What are the sources of ARV that you're using in the Phoenix area? Do you base it off of personal comparisons using your own research in the property's area, or have real estate agent provide the info for you? If the latter, is the agent compensated for their time?

If you know what you're doing, it isn't hard to get comps. Probably takes about 10 minutes or so to do it yourself. 

If someone asked me to run comps for them, I'd expect to be compensated for my time of course. With the amount of data that's readily available to the public, just do it on your own so you can have the data in real time and not have to wait/rely on others.
