Real Investor Opportunity or Not????

Hello everyone,

I'm new to real estate investing and I subscribe to numerous Real Estate Clubs, etc. One in particular ([REMOVED]), sent me an email asking if I want to join a team of two gentlemen who are experienced investors. If I put up the cost of the marketing, these guys find the deals, act on them and we split the profits. Specifically, this is what the article states:

This is not an email for mentoring
or coaching.

Peter and Joe are looking for several
new apprentices that they can personally
start working with in several new
markets to launch a new Wholesaling
and Lease Option business from scratch.

They will do the marketing, set up all
the systems, provide the funding and
support, etc, etc. All you need to
do is answer the phones and meet with
the sellers.

If you are struggling to get your
business up off the ground or are
tired of trying to do this alone and
looking for a little help... then
maybe this is the opportunity you've
been waiting for. Maybe you can work
together with Peter and Joe.

(Serious Applicants Only Please)

They are only looking for ten (10)
people right now.

You will be personally working with
Peter and Joe (who average 5-10 flips
a month). That means you will be
getting on the phone each week, and
maybe even daily, to successfully do
deals in your local market.

apply right now, if your interested...

These spots should go quick, so if
you wait to act on this, you will
probably miss out. Good luck!

Good Investing,
Tim Randle

P.S. Qualified applicants must have
up-front fee and funds to invest
each month for marketing.

My husband and I are really close to committing to this. It requires, $1000/month for the first 3 months.

Do you all think this is legit?? I'm not sure. Thanks in advance for your comments.

Confused Newbie,

Sher'he Weaver

Sounds like they are using you as ants to go scrub the leads that come in. They are charging the 3,000 for their time and if you do nothing or do not work the system they still make money for training you up.

Depending on how successful they are their time is valuable.

There are people that want you to train them for free and then they do nothing or do not follow the steps. People that are highly successful they value time and how they allocate it usually more than anything else. Having skin in the game makes it painful to walk away. You will get a bunch of rejection scrubbing the leads but if you have the drive you might make something of it.

Be very careful and read ALL the documents in writing and have your attorney review. Discard what is verbally told to you as sometimes legal is generally held to be not provable and unenforceable in a court of law. Do not give money until you fully understand what is required, what you get, and how you will be protected if things go wrong.

No legal advice.
