On Market Deal - Help

Hi guys, i am very new to wholesaling :-) but determined to get my first deal. Can someone please give me advice on whether the potential deal is good or not. The agent just emailed me saying the following to close the deal: 

Seller will accept 480K cash. All contingencies removed, sellers' choice of services and buyer and seller pay own closing costs and to let her know when my partners would like to see schedule to view the property, which will be delivered vacant. 

Fixer Triplex.

ARV 700,000

Estimated repairs - 80,000 or more.

Any feedback is greatly appreciated. I am in orange county CA. The property is in Lancaster, CA.
