Dealing with higher priced homes in NJ

Got a lead off of a probate list. ARV is around 900k-1 million+, on the shore.

Seller doesn't want to deal with real estate agents, lives OOS. House needs some cosmetics like interior paint. Beautiful home. Seller is taking/entertaining cash offers. Do any wholesalers on here live in NJ have access to buyers with a buybox for $1 million ARV homes on the water? Im newer to the scene. Open to JV. Not sure what kind of offer to make...
