What to do with all the calls from the Wholesellers?

So we get multiple calls per week from people that are just now entering or trying to enter wholesaling. Most of them do not have a property and probably never will have a property, but they are trying to build their buyers list first. It appears they have been instructed in some seminar or training to do that by calling all the people in the geographical area that buy Houses. 

Wevare getting people wanting to tie me up on the phone trying to get my buying criteria etc. etc. 

So I have fluctuated from telling them a few canned answers. Depending on the mood I am in at the moment. Lol.

1. If you get a contract, text the info to this number and we will check it out.

2.We no longer buy Property from Wholesalers  we work with the seller only.

3. We no longer buy properties from Wholesellers unless you get a sub2 deal we would be interested in.

In all actuality, we have bought a number of properties from Wholesellers, but they were in the right price range with the right margins. Typically most Wholesalers have to create a very faulty ARV to justify their asking price and we simply do not have time to wade through a bunch of overprice deals.
Is there a ac that I could possibly get a deal from a wholesaler without wasting a bunch of time on the phone. It hasn’t been that long ago that I unsubscribed to a bunch of Wholeseller list, due to the majority of almost anything that is being sent out being totally overpriced garbage.
