Before Passing Over A Deal To A Potential Buyer What Things Should I Have In Place?

I want to make sure I have all my ducks in a row and making the process seamless for potential buyers when I have a wholesale deal lined up. What are somethings that you as a potential investor would like to see before taking on a wholesale deal from someone?

ARV: Let them know what you think the ARV is and maybe give some specific comps

Repairs: How much approx do you think the repairs/updating will cost
