Good evening fellow investors,

I'm in need of some advice or direction, I've been researching mobile home parks and what a great roi opportunity they are, so I contacted a few sellers and been working on a way to possibly wholesale them but I'm not sure if I can use the same contracts I use to wholesale houses or do I need a completely different contr

Mobile Home Park investing is a very different and specific niche than other types of investing, especially SFH. Learn all you can first about sellers and buyers as well as how to evaluate if it is a deal or not. The contracts for these type properties will depend on your state and are usually commercial contracts not simple sales contracts. Many factors such as whether the park owns any homes or if it just land will also go into the contract and in evaluating the deal.

I now have a good list of local MHP buyers in the Houston area and we just got two nice parks under contract to wholesale. Network, network, network in your local REIAs to find buyers and attend the events to find national buyers. Lots of great info on BP so dig in here and good luck!
