Renters in a home.... Can I wholesale??
Hey BP team,
I ran into a homeowner who wants to sell their home for cash. He currently has renters in the property and has given a 60 day notice, mind you the property is in Southern California. How can I make this work? Do I wait for the renters to leave?
I'm a wholesaler and I do fix & flip. Please help...

Yes, you can. I always push for the closing to be after the tenants vacate to deliver a vacant property to my buyers, especially if they have already given the tenants a 60-day notice. Your pool of buyers is significantly smaller when selling an occupied property due to the liability of tenants not vacating on time, which may require eviction.
