Starting a Lead Generation/Wholesaling Side-Hustle on Oahu

Hello,

I am fairly new to the BiggerPockets community. I am currently active-duty in the U.S. Army. I am ready to hit the gas on real estate investing for the better financial future of my family. Looking at my market, where the average home price is almost $800k, I realized that if I am going to buy and hold profitable (cash-flowing) small multifamily properties, it would be good for me to get some capital fast. So, I had the idea to start a lead generation business as a side hustle to earn that capital, with the goal of buying a cash-flowing duplex within the next year. 

I am looking to learn as much as I can about real estate investment (especially generating leads for investors as a side hustle), connect with like-minded achievers and investors in this market, and analyze potential deals like a pro. 

Any advice, tools, resources, connections, etc. would be greatly appreciated!

Wholesaling is just like any other business—it takes time to establish consistency and bring in revenue. Personally, it took me about a year to start seeing consistent deals. Although it could have been shorter, I initially pursued wholesaling part-time until I decided to fully commit in the 10th month. When it comes to wholesaling and lead generation, sales and marketing skills are paramount. I highly recommend focusing on developing your sales abilities and dedicating at least six months to a specific marketing channel. This timeframe will allow you to determine whether the chosen channel is a good fit for your business or not.

Don't give up! In the beginning, it can be incredibly tough, but it's crucial to keep pushing forward.
