So small fish in a big pond looking for insight. What are you or your cash buyers buying at in DC?
Some of my buyers stay at 70% ARV no matter what, no matter where. Some do 80% all day. Some do 80% uptown, 70% anything over the bridge on the southside.
Multifamily cap rates as low as 7% uptown and 7.5% across the bridge.
Thoughts?
