First time wholesaling help

Hey folks I am new to investing in real estate. I'm looking for someone that would love to answer questions preferably in the Nashville area. I found a property that seems to abandoned, that is off market. I've done a bit of research on the property and looks like it could make money. Currently I don't have a lot of liquid cash set aside for a flip or a BRRR so I was going to try to wholesale it but don't really know where to start. Im stuck overthinking the process and don't want to break the law and really just don't know where to start. I know real life is way different than you tube videos, but if there is anyone that out there that could break down the steps or processes they use that would be great. Steps like how to find out about Liens, or finding the info on the owner or the right contract to use when signing would be great. Thanks alot for the help!!
