Investor Friendly Title Company
Hello and happy Friday to anyone reading this post. I need a little help locating a investor friendly title company in the Inland Empire area to help with assignment agreements and or double closings. I have reached out to more than a handful of companies and they tell me they either don't do assignments or explain that the seller would need to be disclosed on the wholesale assignment fee. Are you trying to wholesale a deal and looking for a title company that will do this for cheap, or is your main problem the technicality about the owner?
For the contact for assignment, typically a title company will be good with that as long as there is an assignment contact from you to John Smith, but then if John Smith is buying the place from you the seller will have to be disclosed in the deal on paperwork/contact. The seller will have to disclosed at some point, or an LLC with LLC docs. The title company is insuring the deal and the change in hands of the property, which gives them the right to make sure they know who the buyer and seller are in the deal.
Title companies usually do not do a ton of 50% off or deep discounts unless you find the smaller ones that are local (maybe in 6-7 states etc). I have a couple in there that may give a little bit of a discount. Title you'll only save a few hundred, the escrow companies are the ones that you want to find that charge less for escrow fees which you can find ones charging $500-$700 a transaction.
