Investor Friendly Title Company

Hello and happy Friday to anyone reading this post.  I need a little help locating a investor friendly title company in the Inland Empire area to help with assignment agreements and  or double closings. I have reached out to more than a handful of companies and they tell me they either don't do assignments or explain that the seller would need to be disclosed on the wholesale assignment fee.
