How to handle???
Hey all, first let me say thanks to everyone that posts in this thread, its been very helpful.
Seller has 3 multis that she wants to be rid of, all are in arrears. She wants nothing in return (she's 78 yrs. old). The lender on one of the properties recently sent her notice that they re-opened the judgment and extended the law date. They also stated in this notice that they would be content to accept what is past due on the mortgage (approx. $68K) and would forgive the balance on the principal loan amount ($130K). I believe its the same lender on all 3 properties. How can I capitalize on this opportunity since the seller doesn't want anything to do with any of the properties anymore? Quitclaim to an LLC maybe??? I'm stumped...
