How do you renegotiate a wholesale deal?

The seller has 8 heirs. 2 of them are underaged. The attorney says that they might need to go to court to get guardianship.

The closing date for the end buyer is on or before 2/15. The closing date for the seller is on or before 2/28.

How do I renegotiate this deal? Do I get the seller to sign an extension/addendum first or do I get the end buyer to sign an extension/addendum first?

For this particular situation (underaged heirs needing guardianship), how long does it usually take to go through court?
