Hello BP Community!

<I think I posted this post in the wrong section previously, so re-posting here in the Wholesaling section>

I've been getting a steady education from y'all for the past year and am ready to start taking some action. My name is Michael Park and I live in Austin, TX. Through wholesaling, I hope to gain some hands on experience, wholesale in a legitimate and productive way with the goal of having all parties involved benefit in some way, and of course make some money if possible.

I'm attending REI meetups and networking when I can. I intend to get to know some investors/cash buyers first and understand their needs/wants so I know what deals to send (or not send) their way; I'm not really looking to blast solid deals to hundreds of people, as my understanding (at least towards the end of 2022) was that that strategy was less effective than in the past. I also intend to get to know some realtors/real estate agents and develop a mutually beneficial relationship.

Are there any investors/cash buyers interested in the Austin/immediately surrounding areas? I'm starting locally in Austin as I intend to physically view/evaluate any potential deals. I'd love to communicate whichever way is preferable to y'all and get a sense of your preferences.

Are there any realtors/real estate agents in the Austin area actively working with wholesalers? Have your experiences been positive? Have any acted as intermediaries for both seller/buyer?

Are there any local wholesalers active in the Austin area interested in connecting/exchanging ideas/possibly collabing?

Thanks for the heads up! Househacking is another strategy I'm looking to implement but I've gotta get my significant other on board (work in progress ha!) By crazy ARVs and unrealistic rehab costs, do you mean expected ARV by cash buyers and unrealistic rehab costs by contractors or cash buyers?
