Hot Lead Sources?
I'm an investor and work with a large acquisitions brokerage in the Austin area. I've found a good amount of success so far this year utilizing the MLS and my personal seller/wholesaler network but have been looking for new lead sources especially as our market has shifted so drastically in the past few months. Curious as to where other wholesalers or investors have been finding the most success in sourcing properties with enough meet on the bone?

This is a pretty common question here so I am sure this has bee said before. But the lead sources I use / have had success with is : Vacant, Pre Foreclosure, Tired Landlord, Probate (never had success with this one), D4D, Door knocking in mid-low quality neighborhoods, Cut water list, code violations, Liens, FSBO, FRBO, Expired, Bankruptcy, Divorce, Pretty much any major life changes - there is an acronym that has all of them but I cant remember it.
I have found that I am uncomfortable with the probate ones as they already have a lawyer so it would be best to market to the lawyer for deals. Divorces - in my experience - have been really hard to work with and logic is out of the window, however there should be a way to use emotions to get the deal done, although I havent found it yet OR to phrase your words to make them logical however this hasnt worked in my experience.
Hope this helps. Let me know if you find anything in the area!!

Fisherman never tells you their favorite fishing hole. That being said, there are a ton of home owners in default with their loans. The relief has stopped and banks are asking for their money.
Hello brother,
Most of my leads are in California, Pennsylvania and Georgia right now but once I get familiarized with Texas off market real estate I will be more than happy to help you out with locating discounted property.
Targeted mailing focuses on people who meet specific criteria, like specific types of homes or high-income households. Mailers, like a postcard or newsletters, or bulk electronic marketing materials, like email or text messages, allow you to reach even more potential clients than you can through networking alone.
Postcards, flyers, and business cards pinned to bulletin boards at coffee shops are all examples of a prospecting tip called cold canvassing. Cold canvassing builds name recognition, which can be especially useful for newer agents trying to break into a big market. However, you are more likely to get a lead if you tailor your content based on where it is sent. For example, try cold canvassing rental buildings in your town with information and titles like, “Why rent when you can buy?”
All the best!
