Real Estate Wholesaling Start-Up

Good afternoon All!

I recently formed an LLC with the sole purpose of Wholesaling real estate in and around the Pittsburgh, PA area. I am new to the real estate community and wanted to start by making connections. Ideally, my end goal is to find cash buyers or otherwise interest investors. Thank you in advance for taking the time to read my post and any additional information that anyone has to offer will be appreciated!

You are starting on the right foot. You have the LLC and you are making connections with buyers, next step is to start marketing to find motivated sellers. If you need any help or advice along the way feel free to reach out! Im happy to help

 I actually will say that the order is not correct.

Sure get your LLC started. But you don't start with finding buyers.

You start adding credibility. Do not chase for leads (buyers or sellers) without being credible. People will think you are a no-experience, time-wasting wholesaler wanna be if you do not have credibility. Get a website, and make it credible.

then implement strategies to find motivated sellers, (highest priority) and while you look for motivated sellers you can (don't have to, but you can) look for buyers. But you need to start with sellers as a higher priority.

If I send you a deal where the back-end buyer would make $60K in 3 weeks, no one will pass up on that right?

Buyers are so dang easy to find if you have a deal.

Quality buyers are HARD to find if you do not have a deal. So why are you making your life harder by finding buyers first,  and then a deal, .. (you do 2 separate things here), instead of finding motivated sellers, and the buyers will automatically come if you find a good deal.

The only time when you need to find buyers first is when you do not know your numbers, have no idea how to run numbers, and you need a buyer to tell you what their criteria is and then look for deals to fit their criteria. 

Find motivated sellers and the rest will fall in place effortlessly.
