When is the best time to pull foreclosure listings?

Aloha BP,

Im a new investor out of Hawaii. I've just recently closed my first wholesale deal and am currently trying to find my next deal. This leads me to the problem I currently have now. I bought a new list and I'm currently cold calling it at the moment. I'm getting a few people that are saying they already got an offer and are in the process of closing. Which leads me to believe someone or another bigger investor is also calling these folks and I'm reaching them too late. When is the best time to pull these foreclosure listings? Should I be getting them at the very beginning of each month or mid month? Any help or advice to this novice investor would really help, much mahalo.

You want to give yourself a month at least to run it through title, coordinate move out, figure out reinstatement from lender. Number one goal should be to push the foreclosure date
