You All Are Asking The Wrong Questions On Wholesaling!!
I will start with the good news.
Everything you will read in this post is free. Yes!
everything I will show you here, you can do yourself.
You do not have to pay anyone to get similar results.
I did it on my own you can too!
Now with that out of the way...
I keep seeing posts on wholesaling... where peolpe are asking the wrong questions (how do I do DMM?, What list is the best list? Wholesaling is hard.. how do I do it?)
If you are asking these questions, you are on the wrong path.
It is funny that when a strategy like "sending dmm to a list" doesn't work, people question EVERYTHING except what in fact DOESN'T WORK!!.
Drinking a bottle of poison and you get sick, are you going to ask your doctor how to drink that poison so that you do not get sick?! No right? Stop doing it, is the solution.
OK now..
I will prove to you how easy wholesaling (and or flipping, longtern shorterm rentals) truly is:
Here is a house we bought "recently"...
ARV=$260K, (Zillow was a bit off)
Purchase= $40K
Repairs= $50K
Exit: Turning it into an AirBnB of $10K/month.
Now do you think I would have any diffuculty to wholesale this deal for a $70K fee? No! Of course not.
The buyer would still make (roughly) $100K of profit. It would be a no brainer buy for any buyer. Any day, easy, and the cash buyers would be fighting amongst eachother for that deal!
Now how about this one:
ARV=$115K,
Purchase= $55K
Repairs= $50K
Exit: Turning it into an AirBnB of $10K/month (similar house, same area as previous example).
Now do you think I would have any diffuculty to wholesale this deal for a $30K fee? No! Of course not.
The buyer would still make a hefty profit.
OK now here is an other one.
ARV=$289K,
Purchase= 10 dollars
Repairs= $100K
I got it for $10. Yes Ten dollars. I could wholesale this sucker for a $80K fee and the buyer would still walk away with about $100K.
You think THIS is an OK wholesale deal? Heck yes!
OK OK OK but what about this one then?
ARV=$260K, (Zillow estimates this one a bit too high)
Purchase= $11K
Repairs= $50K -$60K (we spend far more on the rehab for reasons that are beyond the scope of this message).
Hard to believe for most, but true...
I won't even get into how much we could have wholesaled this one for!
Now, do you know the difference between most of you and me?
I never fell fo rthe whole DMM, cold calling, texting, driving for dollars crap.
I never fell for the foreclosure list, taxlien list, absentee owners list. That stuff DOES NOT GET YOU MOTIVATED SELLERS!!!
So let me ask you. Do you truly think Wholesaling is hard? Look at my deals!
Gang, seriously.. honestly, wholesaling... hell man.. Real Estate Investing is not hard.
It is only hard when you do it wrong.
Wholesaling becomes seriously easy the second you understand this one sentence.
Your success depends on your ability to find motivated seller leads!
As long as you TRULY understand this will you be able to have a chance at success... RELIABLY predictable success.
Think about it. Your success depends on your ability to find motivated sellers, YET you are using strategies with a less than 3% success rate to find motivated sellers. Are seriously surprised you and so many of you are struggling.
Now do yourself a favor and learn the following skill!
Become skilled in seperating OPINION, from FACTS!
There is a difference between opinions (most answers here on Biggerpockets are mere uneducated opinions) and data backed FACT (I show proof ALWAYS. ANYTHING and everything I claim is always backed by data and numbers, and evidence). Learn to seperate fact from opinion when you watch BP podcasts and answers here on these forums! Not becuse someone is featured on a podcast here does it mean what they are saying is true, or that what ever they are saying works. Make them back it up. Make them prove it.
You need to fucus on Motivated Seller Leads generation, and trust me when I say, "lists" ain't it!!
If anyone wants to know more details what steps to take, reply here and I will do my best to help here in public for free!
Lastly..
Gang seriously.
It is frustrating how much proof I constantly need to post yet so many of you are so invreddibly stubborn so see what is right infront of you, and make decisions based on emotion/opinion, instead of Proof, Data, evidence.
It truly is up to you.
