Starting Completely New to Wholesaling in Bay Area, CA

Hi All, 

I am completely new to wholesaling and recently, I found a home through Craigslist and contacted the seller. I have received the address and pictures of the property to estimate renovation and remodeling costs. I also found comps and analyzed the neighborhood for ARV and ran the numbers for the offer price using the ARV formula. Now, the seller did not provide me with his asking price as he told me to run my numbers and provide him with an offer, then he and his wife would contact me back. I think this will be my first wholesale deal and now that it is happening I am a little confused on how to obtain a purchase of sale agreement and assignment contract, as I do have an active cash buyer list. If someone would kindly provide me with any advice or tips on how to obtain wholesaling contracts, I would greatly appreciate it. I have found some online and through Youtubers, but I do not know a real estate attorney who can review the forms for legitimacy. Thank you for your help in advance!
